As part of the listing process we prepare a Comparative Market Analysis (CMA) to help
establish a realistic sale price range for a home.
 
This written report includes a review and comparison of up to a dozen homes that are active,
sold, pending, expired or cancelled within the past 6 months.
 
The factors used to compare properties with each other are:
 
  • Year built
  • Square footage
  • Garage stalls
  • Number of bedrooms
  • Number of bathrooms
  • Architectural style
  • Assessed value
  • Lot size
  • Additional amenities
 
This information provides the home owner and Realtor with hard numbers that enable a realistic pricing decision to be made.
 
With a realistic price determined the home will sell more quickly and for a higher price than a home that is over priced and on the market too long.
